An idyllic Tuscan villa rental with panoramic views of the surrounding countryside. Ideally situated only 1.5 Km from the nearest village ( bank, grocery & pizzeria) – Villa Fiano is located only 30 minutes from Florence and 38 Km from Siena. The property sits on a 69 acre oil producing estate and is surrounded by olive groves and cypress trees. Sweeping countryside views encompass the Castle of Santa Maria Novella and stretch as far as the towers of San Gimignano across the Tuscan hills. 

The farmhouse is set over three floors and sleeps up to 10 people. It is spacious (3,250 square feet) with five air conditioned bedrooms each with a large closet; four bathrooms + 1 wc; a large sitting room with working fireplace, two halls and a big eat-in kitchen with a old decorative wood burning oven.

Situated amidst 69 hectares and comprising 2 farmhouses this charming property can accommodate 10 guests. Surrounded by vineyards, olive groves and cypress trees the Estate specialises in the production of extra virgin olive oil. Villa Fiano is the ideal setting for a holiday that combines pure relaxation with sightseeing – and perhaps even a round or two of golf.

The ground floor consists in a double bedroom with en-suite bathroom (tub) (there are three steps to access the bedroom) TV room, kitchen, loggia, WC.

The first floor features another double bedroom with wardrobe and en-suite bathroom (tub and separate shower), a twin bedded room, a single bedroom, a bathroom (shower), a large living room with fireplace and access to the loggia.
The upper floor consists in a double bedroom with en-suite bathroom with shower.

Outdoor: Two loggias, garden with lawn furniture, BBQ and 5 x 10 swimming pool.

PLEASE NOTE:

Behind Villa Fiano is the farmhouse, Fienile where the English speaking caretaker lives (one person). He is available to help guests with any problems that may arise but will be careful not to intrude on guests’s privacy. The outdoor facilities of the house — garden, pergola and pool — are completely private for the guests of the villa.

Although totally restored Villa Fiano maintains its ancient structure therefore it is not reccomended for people with walking difficulties.

The kitchen, the TV room and the yellow bedroom, although at the ground floor are not on the same level. Guests with walking difficulties should be advised that you can access the yellow bedroom and the kitchen from the exterior (avoiding the internal steps), the rest of the floor has short flights of stairs throughout. The access to the last floor bedroom is 20 cm lower than usual so watch your head going up to this bedroom!! The beds in the twin bedroom, cannot be joined: they sit against opposite walls with a doorway in between.

Cameras are installed only at the external entrances of the villa and the owner's residence—areas not exclusive to guests. These devices detect motion only and do not include facial recognition. No surveillance is present in guest-exclusive areas such as the garden or pool.
